With over 3,000 Realtors in the Edmonton area, you might say that there are 3,000 different ways to sell your home. But in actuality there’s really only 2 ways to sell a home. When you strip away the different logos, various methods of presenting themselves and their catchy 1-liner catch phrases you’ll notice that most of the Realtors approach selling a home the same way. This is what we call the “Traditional" or "price" approach.
When using the traditional approach you can expect that a Real Estate Associates will do a Comparative Market Evaluation (CMA) to price the home. Then the marketing over the coming weeks may consist of the odd news print ad, an Open House or two and a template website. If the Property does not sell you can expect to see the Real Estate Associate that you hired show up and start asking for a price reduction with no concrete evidence of why this would be required or why the home has not SOLD!
This is what we refer to as the “Traditional” approach because it is how Real Estate Associates traditionally sell real estate. It’s also known as the “Price" approach because price is the main deciding factor in the sale of the home, and the only thing that really changes.
The Price Approach does works. It has a proven history of selling homes for dozens of years. “Everything will sell… for a price.” But is it the most effective approach to achieve your goals?
We, Property Fusion Team, use a very different approach, and that is Exposure plus Absorption Rate Pricing.
The "Exposure" approach" is less common as it forces the Real Estate Associate to do more work and to spend more money advertising your property. We come up with a plan for marketing your property that is directed at generating as much exposure into & around the property as possible. Through the use of home staging, advertising, Internet marketing, and various incentive programs; we are able to generate a lot more showings on your home than the 'Price/Traditional' Approach can provide. The Exposure approach provides greater traffic, which creates a sense of urgency in the buyers who are viewing the home. The chances of competing offers increases, and so does your opportunity for greater profit.
Combine this with our unique Absorption Rate Pricing technique and you get a very powerful marketing program. Absorption Rate Pricing is the technique of looking at how many buyers are coming into the market place vs. how many properties are listed for sale. We then determine when you hope to move and match this expectation with your competition to determine a value to market your property at for maximum effectiveness.
